7 Just Listed Postcard Mailer Best Practices

While just listed postcards can be used as periodic, monthly pieces in your realtor marketing campaign, they are also a key stand-alone marketing component for agents that are not currently farming an area.

Here are our just listed mailers best practices based on more than 7,000 real estate clients in 20 years in business.

1. Tailor your just listed postcard design to your area and mailing list

Did you just list a home in a fantastic school district?

Did you list a home near a new shopping mall?

Customize your real estate listing postcards to feature reasons why someone should call about that property.

Here’s an example:

If you just listed a property with 4+ bedrooms and 3+ bathrooms with a big backyard, then you can mail that just listed postcard to a mailing list with homeowners who are married and who have children in the home.

2. Promote a special offer your prospects will call you to grab

Brand new prospects won’t have a reason to call you — over your competitor — unless you give them one…

And that’s where special offers come in on your real estate just listed postcards.

Here are some special offers proven to generate leads for realtors:

  • $250 Lowes/Home Depot Gift card
  • FREE yard clean-up
  • Guarantee: “I will sell your home in X days, or I will sell it for FREE!”
  • Free home warranty
  • Free professional staging
  • Free home inspection/pre-listing inspection

I recommend you show your special offer in a brightly colored graphic on your real estate just listed postcards so that prospects easily see and respond to it.

3. 7 design elements of successful just listed mailers

  • Photos- Include actual property photos and your headshot wherever possible to personalize your listing postcards.
  • Headline- Make the headline and other important text stand out in a color that contrasts well with the rest of your real estate listing postcards’ Ask yourself what you see first when you look at the card — it should be the headline!
  • Colors- Select colors for your real estate just listed postcards that match your business’s branding, and continue to use these colors across all your marketing to create consistency.
  • Graphics- Use graphics that support your just listed postcards’ Your listing postcards’ main image should be easy to understand and should help convey the headline’s message (like a house with a sold sign!).
  • A call-to-action- Many business owners assume people that know what to do once they see your just listed flyer. They don’t! A clear call-to-action (CTA) on your just listed postcards tells prospects exactly what step to take next — i.e: “Call today for a FREE market analysis!”
  • Benefits- Promote benefits of working with you — not only the features of the property. Don’t just tell prospects how great you are, tell them what YOU can do for THEM — sell their house fast, for example.
  • Happy reviews- Thanks to Google, we’re trained to recognize that 5 gold stars translates into a business worth checking out. Your just listed postcards should include 5 gold stars (as a graphic) and a happy client testimonial to create trust in your business from first glance.

4. Target a sufficient # of prospects around your listing

Depending on the size of your area, you should send just listed mailers to 300-500 prospects surrounding your just listed property.

You can also narrow your results to homeowners by:

  • Length of residence (5+ years is a good choice)
  • Home value
  • And equity in their homes.

5. Target renters with your just listed postcards

Here’s an example:

You can specifically target absentee-owned, single-family homes (or corporate owned, residential use) at the property address, which is a great way to target renters of single-family homes who may be looking to purchase in the near future.

Note:

Remember to include a stellar special offer (like in the template above!) from #2.

6. Mail consistently to get noticed (and called) over your competition

Create familiarity over time by sending a similarly-branded design consistently, meaning:

  • Same colors
  • Same logo
  • And same professional headshot.

The more often you mail, the more likely your prospects will remember you above your competition.

Mailing just listed postcards 1-3 times to an area is common, and repetition of your marketing message is always a good thing!

We recommend monthly mailings for a minimum of 12 months to generate the kind of results that actually change your bottom line.

7. Deliver value to your prospects and promote yourself as the area’s expert

This is achieved by having the knowledge about the area and consistently promoting that you have it to help your prospects — knowledge such as:

  • What is happening with the values in the neighborhood
  • How many homes are currently on the market for sale
  • Local factors that may affect home values
  • Specific issues homeowners should know about

So there you have it!
